This video represents a light renovation I did over a 3 month period while also renovating another house that can be seen here- https://youtu.be/zBCbbXlVOhs The land that this house sits on, originally 30 acres was sold in the 1960's which was part of a larger piece of land owned by my family. After the owner died, I purchased it from his son and daughter to get at least part of the land back in the family. It of course, now has this house on it which is nice because I am renting the house to cover the cost of buying it. I got a mortgage and the payment is $856. The house rents for $1000. While I had a significant amount of my personal cash tied up in the downpayment, closing costs and the renovation. Going forward, the mortgage is covered. I will have costs in addition, but I'm ok with that. I was fortunate to buy the house for about $60k less than it could be sold for, while I'll never sell it, it's a bonus. As far as the renovation, my goal was to just take care of what needed fixing and updating but not do anything extra. Basically, just make it rentable and move on to my normal real estate investing and renovations. This house while dated, is in great condition. I will, of course, get the , "You should have" and "I would have" comments, but again, this is not a profitable house and it is maxed out as far as rent. I strictly bought this property to secure the land. With that said, In the future, I will do things that will improve the property as well as make it profitable and even recreational for my family.
