1. Don’t lose money
2. Pick property that’s big enough that can sustain itself over time
3. Get cash flow

Only way to make money in real estate is:
1. Raise rent
2. Get lucky
3. Combination of the two

Don’t make an amateur mistake and buy a property too small. If you can’t do it on your own, invest with someone who is doing larger deals.
